PROCEDURES

Purchasing Procedures
Once the property desired is found a preliminary or "promise of sale" agreement is signed , binding the vendor to sell and the purchaser to acquire the property on terms and conditions agreed upon and subject to a good title and the issue of all relative permits. A 10% deposit is usually lodged with the Notary or Estate Agent as intermediary, on the signing of this agreement.

The preliminary agreement is usually valid for three months, or longer, if agreeable to both parties. During this period the Public Notary will undertake researches to prove good title as well as submit applications to the relative Government departments. Contracts are written in English. The parties enter into the final contract once researches have proved satisfactory and permits are obtained. The full price is paid and the vendor on contract gives vacant possession.

Letting Procedures
There are no regulations regarding renting of property. Contracts are usually for a period of a year, with the option to extend the contract. The only expense regarding letting are the agents fees equivalent to half a months rent.
